These terms explain what CapRateGo is, what it is not, and the rules that apply when you use it. By creating an account or using the product you accept them.
1. What CapRateGo is
CapRateGo is an analysis and estimation tool for rental property underwriting. It is not financial, investment, tax, or legal advice, and we are not your broker, adviser, or fiduciary.
2. Estimates, not guarantees
All calculations — cash flow, cap rate, cash-on-cash, DSCR, scores and recommendations — are estimates based on the inputs you provide and standard formulas. They may not reflect real-world results. Market conditions, taxes, insurance, vacancy, repairs and financing terms can differ materially from any projection shown.
3. Your responsibility
You are solely responsible for any investment decision you make. You should independently verify every number and consult a licensed professional (real estate, accounting, legal or financial) before acting.
4. Plans and billing
- The Free plan includes a limited number of property analyses each month.
- The Pro plan is a paid subscription, billed monthly or yearly.
- Payments are processed by Stripe; we do not store your full card details.
- You can cancel at any time. Cancellation stops future renewals and your plan stays active until the end of the paid period.
5. Acceptable use
Do not resell, scrape, reverse engineer, or misrepresent CapRateGo output as certified appraisals, lender underwriting, or professional advice. We may suspend accounts that abuse the service.
6. Limitation of liability
To the maximum extent permitted by law, CapRateGo is not responsible for losses, missed deals, lost profits, or any decision made using the tool. The service is provided “as is” without warranties of any kind.
7. Changes
We may update the service and these terms. When we make material changes we will update the date on this page. Continuing to use CapRateGo after an update means you accept the revised terms.
8. Governing law
These terms are governed by the laws of the United States and the applicable state of our principal place of business, without regard to conflict-of-law rules.
